GUIDANCE FOR TENANTS

The rental process can be daunting, True Homes Estate Agents will guide you through the process from start to finish. We can offer you peace of mind that our properties are safe, compliant and well maintained.

Once you have found your new home the next step is for you to start the referencing process, all references are carried out by a third party professional. These are recommended checks that confirm your personal details, employment status and affordability. Once referencing has been completed we will agree the move in date with you and the landlord and all the necessary legal documents will be sent to you via email for you to read and e-sign.

For properties in England, the Tenant Fees Act 2019 requires all lettings agents to provide details of any permitted payments of which you will see out lined below.

PERMITTED PAYMENTS

A holding deposit of 1 week’s rent A tenancy deposit of 5 weeks’ rent A payment of up to £50 to alter the tenancy agreement, when requested by a tenant, or reasonable cost incurred if higher Interest at a rate of 3% above the Bank of England base rate, for late payments of rent (which is more than 14 days overdue) A payment of £25 for the replacement of a lost key, fob or security device Payments associated with early termination of the tenancy when requested by the tenant Payment to service providers in respect of utilities, communication services, TV licence and council tax Other payments, permitted under appropriate legislation

At True Homes Lettings, we believe its right to give the landlord as much security as possible and as the government have recently stopped tenants from having to pay admin fee’s – we do not believe this should mean the landlord has to foot the bill. Therefore, we are keeping all our fee’s as low as possible while keeping the standard of service high. We can offer a tenant find fee for £295.00 with noVAT management fee. If you are looking for a tenant find only service, we can offer that for £325.00 including VAT which will include our marketing, and quality vetting checks, inclusive of inventory confirmation.
